Where is Dubai Islands?

Dubai Islands is positioned off the northern coast of Dubai, close to Deira, Al Mamzar and Dubai’s historic commercial districts. Its location provides access to Dubai International Airport, the Gold Souk, Dubai Creek, Bur Dubai and the wider northern Dubai road network.

The community is being developed as a major coastal destination under the Dubai 2040 Urban Master Plan. Its five islands will support residential neighbourhoods, waterfront hotels, beaches, marinas, retail districts, cultural destinations and leisure facilities. New bridge and road infrastructure is planned to improve connections between the islands, Bur Dubai and the mainland.

Transport links

  • Mainland road and bridge connectionsDubai Islands connects to the mainland through the Deira road network. Additional bridges and access roads are planned to improve capacity and provide more direct connections towards Bur Dubai and surrounding districts.
  • Metro and public transport accessThere is currently no operational Dubai Metro station within Dubai Islands. The nearest established stations are located in Deira, with taxis or road transport required for the final part of the journey. Public transport provision is expected to expand as the destination develops.

Dubai Islands is primarily an off-plan market offering apartments, penthouses, townhouses and waterfront villas. Prices vary by developer, project, island, unit size, beach access, sea view, payment plan and completion date.

Studios

AED 1M

Entry-level off-plan studios are available in selected residential developments. Prices depend heavily on project positioning and proximity to the beach.

1-bedroom apartments

AED 1.4M to AED 2.8M+

A common investor-focused option across new launches, with higher prices for branded, beachfront and larger-format residences.

2-bedroom apartments

AED 2.2M to AED 5M+

Available across boutique and large-scale developments, including waterfront and branded-residence projects.

3-bedroom apartments

AED 3.5M to AED 7.5M+

Larger family residences and premium sea-view units can command significant price premiums.

Living in Dubai Islands

Dubai Islands is planned as a waterfront lifestyle destination combining residential communities with beaches, resorts, marinas, restaurants, retail, green spaces and cultural attractions. As development progresses, the community is expected to serve both permanent residents and visitors.

Beachfront living

More than 20 kilometres of planned beaches will support swimming, waterfront recreation and direct beach access from selected residential and hospitality developments.

Marinas and boating

The destination is planned to include nine marinas. Nakheel Marinas Dubai Islands currently offers wet and dry berths and can accommodate superyachts.

Resorts and hospitality

More than 80 hotels and resorts are planned, supporting a hospitality-led environment with restaurants, wellness facilities and visitor attractions.

Parks and open spaces

The master plan includes landscaped parks, pedestrian-friendly public areas and open spaces designed to support outdoor and family-oriented living.

Getting around

Dubai Islands is currently most convenient for residents with private vehicles. Existing mainland access connects the community to Deira, while new bridge and infrastructure projects are intended to improve travel towards Bur Dubai, Dubai International Airport and the wider city.

RTA and Nakheel are developing additional bridge infrastructure to strengthen connections between Dubai Islands, Bur Dubai and the mainland road network.

Deira road access

Residents can reach Deira’s commercial districts, Gold Souk and Dubai Creek through the existing northern Dubai road network.

Airport proximity

Dubai International Airport is approximately 20 minutes away, depending on traffic and the point of departure within the islands.

Wider Metro network

The nearest Metro stations are currently located in Deira. Final access requires a taxi, private vehicle or future public transport connection.
